"My name is Martin Moskowitz. I was heavily involved in residential real estate in Livingston and West Orange. I am contacting you regarding my most recent sale of property with Coldwell Banker with Barbara Margulis representing me. Not only have I known and worked with Barbara (Kaden Realty and Gail Lowenstein Realty), but Barbara has been involved in at least a dozen of my purchases and sales, including my family home, over the last 40 years. So, when my last property required a sales representative, only Barbara would fit the bill. This was a very unique situation because of COVID and also the property's condition would be an issue. With one apartment vacant, we needed a fast sale and very few were people coming through, due to COVID. At Barbara's suggestion, her thinking was that an 'exclusive' listing should be our first step. Within a matter of days I was presented with a cash offer for the full listing price (which was a generous number based on condition), and a 'no inspection' contingency. This was very much acceptable but many obstacles presented themselves. The Title Company became a major road block with requirements. My partner listed on the Deed had passed away over 20 years ago and his Will was never probated. With Barbara stepping up, her suggestion for presenting the Title Company with our Joint Venture Agreement (my partner and I), the Title Company was able to accept it as proof that the surviving spouse was entitled and therefore we could go forward. Throughout the process, Barbara was on top of the Title Company, the Buyer's sales rep, and both attorneys to make this closing possible as quickly as it did. Barbara marketed another property for me a couple of years ago, and again went above and beyond what any other Realtor could possibly have done. I can state in all fairness that Barbara is the most professional, meticulous, and thorough business representative I have ever dealt with.
