After meeting with you, I have a great natural ability to quickly discern what you do and do not like in a home, and can effectively "weed out" undesirable listings, so your valuable time will not be wasted looking at homes in which you would never have an interest. My sharp knowledge of the market, combined with my excellent rapport with the local community, allows me to become aware of new listings before they are placed on the market ,giving you as my buyer, right of first refusal. I enjoy a very good working relationship with other agents in the area, so an offer written by me is always well received. As a listing agent, I have a proven track record over the past 18 years. When a sellers entrusts me to market their property for sale, I take a multi faceted approach. My strong knowledge of the local market is a definite plus, as comparable sales are a vital part of the most important ingredient of selling a home-the correct asking price.The next important part of today's listings are clear, bright photos that highlight the best features of a property . I hire a professional photographer to come and take high quality photos of the home, along with floor plans and virtual tours. I use the highest number of photos allowed on each web site,take new photos when a season changes, and have equipment, such as a Nikon DSL camera, portable studio lighting and processing applications to make the photos really pop! This is key in today's marketing.I download all the photos on every web site-over 20, including Trulia , Realtor.com, Zillow,and more. I follow with office caravan, brokers open luncheon with catered food,public open houses,mailings and newspaper ads-I can get your home on the front page! I will communicate all feedback to you in what ever way you prefer,but constant communication is a must. I will negotiate all terms, attend inspections and do whatever it takes to get to the closing table!
